2. Martha Smith, wife of John Christopher Smith, of Kensington, c. Middlesex, devisee and executrix of the will of William Coxe, late of Clarges Street, p. St. James, Westminster, Doctor in Physick, her late husband. On behalf of herself and for and on behalf of Martha Coxe, her daughter, aged 19.
3. James Rivers, of Scotland Yard, Westminster, and the said John Christopher Smith.
4. William Coxe, Esq., elder brother and guardian of Martha Coxe.

Whereas by the will of William Coxe, Martha Coxe is entitled to a sixth part of and in several freehold messuages situate outside Temple Bar, p. St. Clement Danes, c. Middlesex, annual rents thereof amount to £142.10s. And also a messuage in Dover Street, p. St. James, liberty of Westminster, now in the tenure of Robert Throckmorton, yearly rent of £85. And also one sixth part of three fifths parts of and in a sugar house or building and also a warehouse and a piece of vacant ground situate in Thames Street, London, yearly rent of which three fifths part of the sugar house and warehouse (exclusive of the plot of vacant ground) to the sum of £25.16s, but subject to a fee farm rent of £9.2s out of the same. Also upon her marriage to a sixth part of several leasehold messuages, or a sixth part of the money that will arise by the sale thereof, situate in p. St. Martin Le Grand, London, held by lease from the Dean and chapter of Westminster, for a term of 40 years, yearly rents amounting to £169.10s. And also a sixth part of leasehold messuages situate in Holliday Yard, London, held by lease from the Dean and chapter of St. Pauls, London, for a term of 40 years, yearly rents amounting to £223. Also a sixth part of a messuage in Clarges Street, held by lease wherein about 8 years are left unexpired, of the yearly value of £82. Also a sixth part in certain lands and tenements situate at Chinner, c. Oxford held by lease from Magdalen College for a term of 22 years, now let at the yearly rent of £152 but by deduction of the reserved rent and land tax and great tythes is reduced to £80.
And whereas Martha Coxe upon her marriage became entitled in reversion, expectant upon the decease of Mrs Mary Belitha, of Wimbledon, c. Surrey, Widow, to a sixth part of a moiety of a messuage called The Angel Inn, situate in Islington, c. Middlesex, now in the occupation of Robert Bartholomew and others, yearly rents amounting to £434, one moiety thereof being £217 per annum. And in like manner to a sixth part of three fifths part of messuages situate in Church Lane without Aldgate, London, the three fifths part present yearly value of £139.4s. And in like manner to a sixth part of three fifths part of the sum of £1200 (3%) but in regard that estates or some part thereof are charged with the yearly sum of £300 to Mrs Hannah Coxe, widow, mother of the said Doctor William Coxe, for her life, and also the payment of the sum of £3000 to Mary Belitha, charged thereon by way of Mortgage.
And whereas by the will of William Coxe, Martha Coxe upon her marriage will become entitled to a sixth part of her mothers fourth part of messuage and lands in the city of London and at Putney, c. Surrey, and a leasehold for 3 lives of premises at Winchester, c. Southampton, subject to the sum of £4000 to Martha Smith.
And whereas, Martha Coxe, on attaining the age of 21 will by the Will of Nicholas Coxe, late of Newington Green, c. Middlesex, Gent. dec'd., become entitled to a sixth part of a leasehold messuage situate in Conduit Street, p. St. George Hanover Square, c. Middlesex, held by lease from the City of London for 40 years, now let for the yearly sum of £110. And also several tenements situate in Church Row without Aldgate, held by lease wherein 10 years are yet unexpired. And also a sixth part of £2400 (3%) reduced Bank Annuities. And also a sixth part of the sum of £250 due on a bond from Samuel Petty. Some such estates are charged by the Will of Nicholas Coxe, with payment of an annuity of £30 to William Coxe, brother of the said Martha Coxe, payable during the continuation of the lease on houses in Church Row. And of an annuity of £26 yearly to Rebecca Coxe, for life. And of an annuity of £16 to Coldham Coxe until he reaches the age of 21, and an annuity of £12 to Cecilia Coxe until she reaches the age of 21. And of the paying of 2 legacies of £200 apiece to Coldham and Cecilia Coxe at the age of 21.

Agreed that the sum of £2000 was to be raised from the share of Martha Coxe in leasehold and freehold estates, to be granted to 3. in trust, as and if necessary for the payment of £300 annually to Martha Coxe upon the decease of Sir Peter Rivers Gay.
