Description

Recites: Lease, 10 March 1730 1. Robert Gay, of Hatton Garden, p Saint Andrews Holburne, c. Middlesex, Esq. and Thomas Gay, son and heir of the said Robert Gay, of the Middle Temple, London, Esq. 2. Edward Harrington, of the city of Bath, Doctor in Physic. (since deceased) Piece of ground then in the possession of Edward Harrington, situate on the north side of Trim Street, and a house then belonging to Giles Collins (now Hester Purnell), and part of a house then belonging to Rev. Doctor William Hunt, containing in breadth 81 feet or thereabouts. And also all the Garden ground in the possession of William Godfrey, containing in breadth 34 feet. And also all the other piece of Garden ground then in possession of Elizabeth Crane Boteler, containing in breadth 37 feet. All 3 plots being adjoined together, and bounded on the north by Wood Street, on the south by messuages belonging to the said William Gidfrey, Giles Collins, Edward Harrington, and William Hunt, on the east by a way or passage then intended to be called John Street (but now called Queen Street) and on the west by Barton Street. Consideration: yearly rents of £6.12s, £3.8s and £5.
And Whereas Edward Harrington made his will of the 30 April 1755, demising the residue of his estate to Hester Harrington, his wife, and then having died.
And Whereas Hester Harrington made her will of the 7 January 1761, demising the residue of her estate to the Rev. James Sparrow, John Tatlocke Esq., and Henry Harrington, Doctor in Physic, in trust for Edward Harrington her son, and then having died.

And Whereas Edward Harrignton contracted with Thomas Baldwin to grant a Messuage not herein mentioned, and also to demise to him that plot of ground (comprised in the recited indenture of lease) containing in breadth on the North from east to west 112 feet, extending in length north to south on the east next to Queen Street, 150 feet and on the west 155 feet, bounded on the north by Wood Street, on the south by messuages formerly of William Godfrey, Giles Collins, Edward Harrington (since deceased) and William Hunt, but now of Henry Wright, Hester Purnell, Edward Harrington, and Henry Pulleine, on the east by Queen Street, and on the west by the residue of the ground comprised in the recited indenture of lease on which a messuage and garden has since been built. For a term of 51 and a half years from 25 March 1778, rents to be secured to £140 per half year. Thomas Baldwin to layout £4000 for building houses on the ground.
Now this indenture: All that plot of ground (part of the plots of ground demised by the recited indenture of lease) containing on the north 36 feet, on the south 25 feet 8 inches, and on the east and west 27 feet. Bounded on the north by Harrington Street, on the south by part of a court and garden of Henry Wright, on the east by Queen Street, and on the west by another part of the said ground intended to be demised to Thomas Baldwin. Consideration: yearly rents of £140 and £10 having been secured on the new built houses.
