The lands hereinafter conveyed, amongst other hereditaments, were granted and released to uses for the benefit of John Ovens Thomas.

Whereas John Ovens Thomas made his will 4 February 1835. giving and devising to his brother Alfred Thomas, his nephew John Sanderson Thomas, and his friend Joseph Eaton, all his estate upon trust to sell the same after his decease.
Whereas John Ovens Thomas died on 16 May 1836.
Whereas Alfred Thomas died on 5 April 1946.
Whereas 1. put the premises in fee simple up for public auction on 13 May 1946, Alfred Brittan being declared the highest bidder on the plot hereinafter mentioned.

All that plot of ground (1/4a.), p. of Monkton Combe, bounded north by land of Jacob Wherrett, west by land partly of Jacob Wherrett and partly of John Burgess, and east by a road leading from the Turnpike road to land of Thomas Tanner. And all that messuage or tenement thereon erected by William Greenham. From 1. and 2. to 3.
