Whereas default was made on the principle sum of £550, and agreeably with the provisos therein George Ransford entered into possession of the said lands and received the rents therefrom, and had not received any sum or sums of money from William Greenham or his assigns with respect to the principle or interest, and enjoyed the same for 20 years before his death.
Whereas by his will of 26 November 1872 George Ransford bequeathed the said lands to his nephews Edward Ransford Bird and Oliver Ransford Junior as tenants in common, appointing his brother Oliver Ransford and his nephew Oliver Ransford Junior his executors.
Whereas George Ransford died on 28 November 1872.
Whereas Edward Ransford Bird and Oliver Ransford Junior have contracted with Samuel Edwards for the sale of the premises for the remainder of the terms of 400 years, 500 years and 1000 years at the sum of £350

Firstly, All that piece of ground (74 luggs), part of land called Poor Tyning, p. of Monkton Combe. Bounded north by the Turnpike road to Claverton, south and east by other parts of the land known as Poor Tyning formerly belonging to John Houlton, and west partly by a road leading to quarries of Andrew Greenaway, and partly by land of Mr Burgess. And the messuage or tenement built there on now in the occupation of Mary Long.
Secondly, all that triangular plot of ground, bounded north by the Turnpike road from Claverton to Warminster, 25 feet, in depth on the westward side 92 feet, and bounded south and east by the road leading to the quarry. And those 3 messuages or tenements thereon, now in the occupations of William Williams Senior, William Williams Junior, and William Porter.
Thirdly, all that plot of ground (1/4a.), p. of Monkton Combe, bounded north by land formerly of Jacob Wherrett, west partly by land formerly of Jacob Wherrett and partly of John Burgess, and east by a road leading from the Turnpike road to land formerly of Thomas Tanner

Helen Hill of 1 Prospect Place, Combe Down, Widow, daughter and executrix of the said Samuel Edwards, declares that by these presents the within mentioned terms of 400 years, 500 years and 1000 years are expanded into a fee simple.
